The Bend was a combination of the floods plus a bloody big log giving it a hammering a few years ago
But what about quality of life? Probably up overall, though there can be downsides to being too accessible.

We are reasoably far away from Civalisation to keep our way of life at the moment, but that could change as the price of land on the Sunshine coast is spiraling ever sky ward
